When a deposit is disputed, the adjudicator does not visit the property. They read what was written at the start and what was written at the end. A vague inventory costs a landlord money. A clear one settles the argument before it starts.

Questions we are asked

What is an inventory report?

A written and photographic record of a property, made on a set date. It lists every room, the condition and cleanliness of everything in it, the contents, the meter readings and the keys handed over. It is signed and it becomes the reference point for the end of the tenancy.

What is the difference between an inventory and a check in?

The inventory is the document. The check in is the appointment where the tenant is taken through it, meters and keys are recorded, and the report is signed.

They are priced separately, so if your office runs its own check ins you can book the inventory on its own.

What is actually recorded?

Every room in turn using the left hand rule. Walls, ceilings, floors, doors, windows, skirting, fixtures, fittings, white goods and furnishings, each with its condition and cleanliness, and the size and location of any defect.

Meter readings and serial numbers, keys, smoke and carbon monoxide alarms, and photographs throughout.

When do I get the report?

Usually by the next working day, as a PDF you can send straight on.

Why does a deposit dispute need one?

An adjudicator decides on written evidence. They compare the condition at the start of the tenancy with the condition at the end. With no signed report from the start there is nothing to compare against, and the deposit is usually returned in full.

Can you check out a property somebody else inventoried?

Yes. Send the original report and the check out is written against it, section by section.

Do you do mid term inspections?

Yes. Prices are on the price list.

Can I see an example before I book?

Yes. Download a sample report. It is a shortened version of a real inventory, twelve pages instead of sixty, with the property details removed.

How far ahead should I book?

Two or three working days covers most weeks. For same day or next day, ring rather than use the form.

How long are you at the property?

Around an hour and a half for a two bed. Longer for larger, furnished or heavily defected properties.

Does the tenant need to be there?

For a check in or a check out, the tenant or someone acting for them should attend. For an inventory on its own, no.

Does the property need to be empty and cleaned first?

For a check in inventory, yes. Belongings, builders materials or an unfinished clean are recorded exactly as found, which weakens the report you are paying for.

How do you get in?

Keys collected from your office, met on site, or a key safe.

Please do not put a key safe code in the booking form. We will ring for it on the day.

What happens if nobody turns up?

We ring the contact on the booking and wait. If we still cannot get in, we let you know and rebook.

What areas do you cover?

Most work is in Haringey, Enfield, Waltham Forest, Hackney, Islington, Camden and Barnet, and we cover all of London. Travel is not charged.

Is there VAT on top?

No. The published price is the price.

Do you charge for travel, parking or weekends?

No.

What if the property is larger than the price list?

Six bedrooms and above, on request.

How does the introductory offer work?
